"How does the process of selling to I Buy Rochester work?"  The process is very simple. All you have to do is submit some information on our application page.  Once you have submitted the form, that information will be sent via email to us.  We will then contact you within three (3) business days (typically we will contact you the same day) and we will discuss your home and your situation. If we can work out a deal that is a win-win for both of us, we will make a formal offer on your home. You will then determine if you wish to accept or reject this offer. In the same way, if the situation calls for 3rd party services/professionals, you and then discuss the offer and accept or reject it according to your needs.

"Do you pay fair market value? Do you use an appraisal? How do you determine the price you’re willing to pay?"  Just as every homeowner’s situation is unique, so is the process in which we buy.  For instance, if a seller has little equity in the property then we can offer to take over payment on that sellers existing mortgage.  If a seller has a significant amount of equity in the property, then we will typically make a cash offer for the seller's equity.  Keep in mind that when we make all cash offers, we typically buy at wholesale prices.  When buying a property we take into consideration: the condition of the home, the cost of repairs, the current local market conditions, as well as the urgency of the situation.

"How much do you charge?"  There is no fee to the home seller for our service.

"Does it matter if I have a realtor?"  Our suggestion would be that you go ahead and fill out our seller's application form so we can understand your unique situation.  You should also contact your realtor to see what happens if you find your own buyer.  Most often, the agent's fees can be waived, significantly reduced or your contract with realtor can be cancelled. We typically cannot sign any deals with you if a realtor already has a contract on your property.  Once you fill out the form, you can contact them at any time, but usually you would have to cancel any existing agent contracts before we can work with you.

"Do you only buy houses? Or will you buy condos, manufactured homes, etc?"  We do not concentrate solely on houses. We can help you sell townhouses, condominiums, duplexes, beach property, office buildings, farms, land, or any structure that has land deeded to it such as manufactured homes or a mobile homes.

"What if I my property is already rented?"  Don’t worry if your home is rented. We can buy your house and honor the existing rental agreements.  If you have family members living there, we can always make special arrangements for them.

"What if I am behind on payments?"  If you are behind on payments, we can make up your past due and take over payments on your existing mortgage.  Additionally we may work out a Short Sale with your lender to get your name out from under the property.  Typically, the time it takes to complete a short sale deal in Rochester ranges between 6 - 18 months and often longer.  Because a short sale will destroy a homeowner's credit score, we prefer to structure a deal where we would pay for the seller's delinquent amounts and then then take over payments on the seller's existing mortgage.

"Do I have to make repairs on my property?"  No, we will purchase the home in its as/is condition. You do not have to do anything.
