I come across great deals all the time but sometimes I am too busy for a particular deal or it doesn't fit my personal buying criteria. 1) Buy and Hold - Turnkey rental properties that have 10-40% CAP rates.

2) Fix-and-Flips - Properties at or below 65% of the ARV. Some need major repairs while others just need a little TLC.

3) Terms Deals - Subject-to, Lease-Options, and Land Contracts where you can assume my position.
