All Cash
We buy houses at 60-70% of the fair market value, minus repairs.
Long Term Leases
Leave all of your property management hassles to us. We offer to lease and manage your property, for a period of anywhere from 3 to 6 years. Under this agreement, IBuyRochester would be granted the exclusive option to purchase your property at a negotiated price any time during the course of this leasing period. We will assume all responsibility for both maintenance and repairs up to a cost of $250 within each month – larger repair costs that exceed $250 each month would remain your responsibility.
Subject-To
We will purchase the home, acknowledging that the seller has an existing mortgage in place, and agree to make the payments on the seller’s behalf. We typically use this purchase method if the seller has little to no equity in the property. This method is typically used if a seller is facing foreclosure.
